How does the Shared Area concept give me more
value for dollars expended?
The average professional business has a need for space and equipment that is
used infrequently. Areas such as a conference room, restrooms, and a break room
are examples. Having a full time receptionist and dedicated reception area is
another example of underutilized space and personnel.
When planning your space needs at THE RIVERS EDGE, you need only consider your needs for staff space, storage, growth and special needs not met by the shared facilities and/or services.
How does using the Shared Area concept reduce
my rent from what I am paying now? Lets
use an example of a business that is currently occupying 1500 square feet of
space. It pays $15.00 per square foot in rent for an annual total of $22,500.
The rental space includes a reception area, two private offices, a work area
with three desks, a break room, a storage room, a conference room and a unisex
restroom.
If the business used the shared break room, restrooms and conference rooms and
only needed to design its space with a reception area, work area, two private
offices and a storage room, the total space would approximate 1,000 square
feet. At a rental rate of $19.00 per square foot the annual rent would be
$19,000, a savings of $3,500. The business would enjoy custom-designed space,
and maintenance of the restrooms and break room would no longer be a concern.
What is included in your rental rate?
In addition to your specific area, the rent includes heat, air conditioning,
electricity (unless you require three phase or have non-office space energy
demands), water and sewer. Maintenance, including grounds-keeping, snow
removal, cleaning of restrooms, break room and common areas is included. You
are entitled to use the break room and the conference room (by reservation).
We have pre-wired the building, and you will have the use of the wires to your
space for data or telephone.
